Fall in North Jersey means one thing for roofs: the clock's ticking. Between the first nor'easter and the first ice storm, most emergency roof leaks we see between November and February trace back to something a homeowner could have caught in September or October. Five things to check now:

1. Clear the gutters — before the leaves peak

A clogged gutter in a fall rain sends water backing up under your shingles, which is where ice dams form six weeks later. Either clean them yourself (safely) or have a crew do it. Add gutter guards if you keep dealing with the same clog every October.

2. Check the flashings around chimneys and vents

Ninety percent of "the roof is leaking" calls we get are actually flashing failures, not shingle failures. Old chimney flashing pulls away over time; vent boots crack in the sun. Both are cheap to repair now, expensive to repair after they've been leaking through your ceiling for three weeks.

3. Look for lifted or missing shingles

Summer wind and heat lift shingles that were sealed down when they were installed. Do a walk-around from the ground with binoculars: any shingle sticking up, missing corners, or dark spots (where the granules washed off) is a soft spot for winter wind.

4. Inspect the attic on a bright day

Turn off the attic lights and look up. Daylight through the roof deck means a hole. Water stains on the rafters mean an active leak, even if you don't see one downstairs. Do this before insulation goes back in for winter.

5. Get a professional roof inspection if the roof is 12+ years old

Asphalt shingles are typically warrantied 25-30 years but many roofs in North Jersey need replacement around year 20-22 because of the freeze-thaw cycle. If your roof is over 12 years old, a written inspection now tells you exactly how much life is left — and lets you budget for replacement instead of paying emergency prices in January.
